Benefits of a dry-in service using Modern Materials

A typical roofing dry-in for new construction is a row (code usually requires two) of Ice and Water Shield at the eaves and valleys. The rest of the roof is covered with 15# (sometimes 30#) roofing felt. This is sufficient to protect your roof for a couple weeks, barring a thunderstorm, a windy day, or damage by various trades. This gives you some protection while you wait for materials and subcontractors to become available.

Now there are new products that can change the way we build. They offer benefits for both Builders and Remodelers. Our favorites are Titanium PSU (Ice & Water) and Titanium UDL (Underlayment). They are available locally at a reasonable cost and are quick to install. Since these materials are replacing your typical dry-in materials, your added expense is minimal.

Benefits include:

  • This material is incredibly tough. Your masons and others subs should not be able to harm it.
  • When installed correctly, the manufacturer warrants the materials to be weather proof for six months as a stand alone roofing material.
  • You can delay a major expense - the roof - until the end of your build, saving working capital and interest expenses.
  • You can delay your roofing choice, material, design, and color until the end of the build, to make the best impact on curb appeal.
  • The finished roof can be completed when other subs, like masons, are finished, thereby preventing damage to your new roof.
  • If you are flashing with copper, the copper will be fresh and shiny for your buyers.
  • Since many high-end roofing materials take two to four months to order, you will have time for this delay without risking damage to your roof deck.
  • The products are light gray and much cooler to work with and on.
  • The slip-resistant surface adds a measure of safety for roofers, siders, and masons.

This material is surprisingly tough! Get a sample and try to tear it. You will be convinced of its value.
